Good Thursday to y’all after a great W yesterday. Been seeing these seats under the tunnel where the players walk and can never seem to find these? Are these club/ suite seats? Or how do I become a lucky fella and grab me a seat here?

Probably a club or lounge seating area.
It’s just a section anyone can go to if you have lower bowl seats. It may be the bar area and where you go to get to the restrooms, it’s been a few years since my experience. But it’s mostly fan service to greet the players as they come and go and, if the blinds are open, you can see into one of the front office meeting rooms where you used to be and to watch Daryl Morey eat his lobster and steak before games lol
